Public records are a real estate investors’ best friend when it comes to marketing. You can reference county assessor records, circuit clerk records, county recorder records, and etcetera. In most areas all the aforementioned records are available online. There is so much information made available at your fingertips that it can be overwhelming if you don’t know what to do with it.
Let’s talk direct mail. Let’s say you want to get some direct mail pieces out to property owners in your area. Where do you start? I hope you’re not purchasing a list that is available to the masses, or buying an outdated pre-foreclosure list off of some website. If you’re doing this, you’re competing with every other local/non-local investor and because of the lag associated with the publishing of many said lists, houses may be already sold to competing investors by the time your letters hit owner mailboxes.
